Beware!! Fortune Foreclosures owned by DJ Thielen has scammed me out hundreds of thousands, selling me a distressed property in Pennsylvania for $225,000 including rehab to bring it to market value to sell. I wired him the money and he never did the rehab. I asked him for the remodeling costs of $105,000 back, and he said he will not return it to me, so i ask when he will start the rehab, and he stops responding to me. I call, email, text him, and he tells me he will sue me for harassment because i keep asking when he will rehab the property or return my money?! Even after i stopped contacting him, he still never started the rehab. It's been 4 years now! After i filed my case with the authorities i found out he runs a real estate Ponzi scheme from the other complaints they received and when i did more research i saw all the outstanding judgements he has yet to pay including one with the IRS and lawsuits filed against him. It's all public record, so anyone can google and find this online. Which now makes sense why he fled from Los Angeles to Florida and started a new company new "Empire Real Estate Builders, LLC" in hopes to start fresh with new people who don't know him and his past. Even his website fortuneforeclosuresllc.com is now shut down. He registered his LLC in Wyoming, while he continues to sell distressed homes in PA. You have to think about why his LLC is there when he neither lives there nor has a business that operates from there. I've researched it's because of their asset protections laws. The only reason I fell for this scam was because he told me he personally knows Grant Cardone and they do business together and has photos of them all over his website, but i later learned It's because he pays for Cardone's programs and that's how he got photos with him! BEWARE and let all your friends and family know so you don't make the same mistake I did! There are numerous victims that have reached out to me so far after seeing my posts online. I have helped them get in touch with their local district attorney's office and other offices to file their complaints, including the FBI. July 20, 2022Its now been over 3 years since ive wired the money for the home + rehab to DJ Theilen of Fortune Foreclosures and Flipping on Demand. To date the home still has not been touched with no work done whatsoever.

Numerous attempts to work with DJ on a solution by offering a payment plan to reimburse me for the Rehab money or to buy the property back from me and most the time he doesn't respond or he will respond with a threat of a lawsuit for harassment or slander! There are numerous judgements against him from running the same real estate Ponzi Scheme scam all with many others that he has fled California and now lives in Miami where he continues to scam a new set of people.

I have reopened my case with the PA and local district attorneys office as well as the Attorneys general in both locations and have started to gather all the fraud victims together to write their testimony and submit it to their local authorities. COMPETE SCAM! DO NOT GIVE YOUR MONEY TO HIM! I gave him $225,000 for an "ALL IN" property + renovations and he said he will have it done in within 3 months tops. Well its been 11 months and hes not remodeled it. The house is just sitting there in unlivable condition so i cant even rent it out and when i called to ask about it he wouldnt answer my calls or texts and blocked me. I contacted a realtor and said the house is worth no more than $90,000-$100,000 in the condition its in at best. I had no other option than to contact the Los Angeles District Attorneys office since that is where he resides and conducts business, and i also reported him to the FBI and just today DJ Thielen finally emailed me to tell me he will not be returning any money to me so i can finally pursue this case as intent of fraud and charge him criminally. I will also be filing legal action against him as well and since this is considered fraud i am entitled to 3x my money back. The ONLY reason i trusted him is because he told me GRANT CARDONE, a well known public speaker, is a very good friend of his and he speaks on Grants stage regularly. There has been numerous other victims that came forth from his other business scam where he teaches people how to flip homes calling "Flipping on Demand" and ive been told hes scammed them out of tens of thousands and some hundred of thousands from his Fortune Foreclosures business.

LIES! DJ IS FULL OF LIES.

First of all, his claim of making me $20,000-$30,000?! This is pretty scary that he is just making things up at this point. A fake Facebook account as William Prosper? Honestly, no one has time for these type of things let alone to think about even making a fake Facebook profile but I'm sure DJ would think of something like that because i found out most his reviews on Facebook and other websites are PAID reviews from people from asia and old reviews from people that use to work from him and his own family members.

Threatening his wife? I've never spoken to his wife before nor do i have her information and when his son tried to solicit me to buy another home from them i told his son Deavon if they continued to scam people i would report both to FBI. I have all emails, text message correspondence for anyone who would like to contact me to see all the evidence. However, this isn't about me at this point because i already have the FBI and Lawyers working on this case.

Spreading the truth to others about Fortune Foreclosures and Flipping on Demand is my priority so that others do not get scammed and lose their life saving like i did along with hundreds of other victims (feel free to contact me if you would like to talk to other victims) IF you still want to purchase a home from him (even though i strongly advise you not to bc of my own horrible experience) then the only thing i can advise you is to make sure he puts the START and END date of the remodel on the contract and for EACH DAY that the remodel is unfinished past the end date, be sure that he is paying your INTEREST to cover the expenses you'll be paying because you are responsible for paying utilities, property tax, builders risk insurance, and your holding cost if you had to borrow money. Just the heating bill alone that had to be left on during the winter months so the pipes wouldn't freeze cost me $400 per month (bc there are also broken windows and missing windows leaking air) which totaled up to $2400 just for Oct-March. Water and sewer cost approx $50-$60 per month, electric bill was approx $55-$70 each month- so utilities for the year was approx $5,000 (YES THIS IS FOR AN EMPTY HOME- there is still a charge to keep utilities on even when not in use, my own mistake not factoring this in and believing DJ when he told me utilities will cost no more than $16 a month)- Builders Risk insurance policy for a year is approx $3000-$3500, Property taxes were about $2900 for the year and I've also had to pay out 12% interest on my cash each month from borrowing cash because DJ only works with cash buyers. So just in interest alone on the $225,000 cash i gave to DJ cost me $27,000 per year ($2250/month) so far and with everything added up I'm at approx $38,000+ in holding costs/expenses after 1 year of this home i purchased from him just sitting there but because he does not put a Start and End date on the remodel he can remodel your home whenever he wants...even if its 10 years from now SO BEWARE!

I can't afford to just keep paying these expenses so i when i finally realized he wasn't going to do the remodel after i kept pleading with him for a year and then he blocked me and he made it extremely clear he will not be returning the money i gave him for the remodel ($105,000) i had to hire a contractor to help me do the remodel so i can get this home sold. So the remodel money of $105,000 + my holding costs of approx $38,000 puts me at a $143,000 loss. There are many many more details and important info that you need to know before wiring your money to him if you decide to go forward with this. i just don't have time to continue to write everything out so consult with a lawyer and have the lawyer look over your contract and let them know what happened to me.

Any lawyer can help you with this. Also i would suggest to put a clause in there that if he breaches the contract he will be responsible for all your attorney fees.

If DJ is unwilling to do this then you already know why. Please don't hesitate to reach out to me as i have been dedicating a lot of my time helping other victims get legal representation and working with the authorities to put him behind bars.

DJ pays her to respond to all the negative reviews and pretends that they either got the companies mixed up or he sold it to someone else. So to be more clear when you leave reviews make sure you use DJ's name in the review if he is the one who scammed you.

I truly have been trying to get in contact with the fortunes foreclosure company and they have a bogus contact information for customer service and I have been trying to cancel my subscription and I have been unable to get the subscription canceled because of the non customer service number and the inability to get in contact with any kind of customer service personnel.
